Preparing Your Home For The Sale

Preparing your home to sell is one of the best ways to attract buyers and get the target price for your home. A real estate professional will know all of the tricks of the trade for marketing your property and highlighting its unique allure to buyers.  As your agents, we have the resources to ensure your property receives its fair market value in a timely manner. Let us handle all of the details, and leave you to plan for what comes next in your life.

Grey House

Curb Appeal

The first thing a potential buyer will notice is the front of your home  The entrance should look as clean as possible, free of brush, weeds and unnecessary clutter.  Flowers and nice foliage are always a nice touch to draw the eyes of the buyer to your front door.

Hand Holding Color Swatches

Paint

Play it safe.  A fresh coat of neutral paint will make your home appear larger, brighter and more appealing to potential buyers.  Bright and bold colors can easily turn off many buyers.  Think of how many people mention paint color on House Hunters (HGTV).

Contractor

Repairs

A well-cared for home shows well and gives potential buyers peace of mind.

Fix things like leaky faucets and sticky cabinets, and replace old screens. A simple can of WD-40 can go a long way in silencing squeaky doors!

They may seem insignificant, but minor repairs add up in the mind of a potential buyer. They tend to overestimate how much repairs cost. You don't want to give them any reason not to put in an offer.

Personal Items

Remember, people are buying your home, not you.  All of your trophies, gadgets, knick-knacks and family photos should be stored away.  All the buyers’ attention should be focused on your home, not your possessions.

Potential buyers should see their family's future in the home, and not feel like they are getting a glimpse into your private life when they are touring your home.

Clean Kitchen

Clear Clutter

An organized & orderly home allows buyers to see features in the home instead of focusing on everyday clutter. In addition to removing personal photos and other items, de-cluttering is another essential to ensuring that they are able to see themselves in the home.

A clean and uncluttered kitchen is a staple of home staging. Keep all your gadgets off the counter.  The idea is to make your kitchen look as spacious as possible.

The same rule applies to bathrooms. Do not leave hygiene products or used towels out for buyers to see. Also, be sure the toilet seat is down and any waste baskets are cleared. You may choose to set out some nice toiletries for staging purposes.

Modern Room

Set the Stage

Make sure your furniture placement allows for easy traffic flow and shows the purpose of each room.  If your home is packed with furniture, a portable storage unit to house those items will be well worth the money spent.

If you decide to list with us, we offer complimentary staging using your own decor to highlight your home's layout. Alternatively, we work with professional staging companies equipped with a warehouse of decor and furniture items. Contact us today or schedule a consultation online.

Cleaning Materials

Sparkle & Shine

A sparkling clean home provides a polished and well taken care of invitation to stay. This is so important.  Your house should be spotless, you would never advertise a used car for sale without a thorough car wash and detail.

Your home is no different, every inch of your home should look its best to obtain its top value.  An inviting & light air freshener or odor neutralizer is always a nice touch as well.
